Land Acquisition and Lot Disposition Director

Position Overview 

As a Residential Lot Sales & Builder Relations Manager, your contribution to monetizing residential communities is critical — it all starts with the lots. This role directly drives company revenue and project success by connecting developed, entitled, and platted residential lots with regional and national homebuilders.

You will play a visible role in shaping the company’s growth by presenting lot sale strategies, builder partnerships, and disposition opportunities to senior leadership. Your work will influence how communities come to life — homes where families build memories, futures are shaped, and legacies are formed.

This position is ideal for a relationship-driven, strategic professional who thrives in connecting people, projects, and opportunities.

Key Responsibilities

Develop and maintain relationships with regional and national homebuilders seeking residential lot inventory.

Serve as the primary sales and relationship lead for builder lot dispositions across company communities.

Market platted and entitled residential lots to builder land acquisition teams.

Negotiate bulk lot sale agreements including pricing, takedown schedules, and contract structure.

Coordinate builder due diligence by providing plats, engineering reports, entitlement documentation, and development schedules.

Maintain active relationships with brokers, builders, bankers, engineers, planners, attorneys, municipal officials, and internal development teams.

Prepare and present lot sale strategies, absorption plans, and pricing recommendations to senior leadership.

Track builder demand, competitive communities, and market trends to guide sales strategy.

Support long-term builder partnerships to drive repeat transactions across multiple communities.

Provide builder feedback to internal development teams to influence future product planning and community design.

Qualifications

Bachelor’s degree in real estate, business administration, finance, or a related field.

Minimum of 3-4 years of experience in residential land development, land brokerage, land acquisition, or residential lot sales.

Strong relationship-building, negotiation, and communication skills.

Understanding of residential development, subdivision, entitlement, and lot sales processes.

Ability to analyze market trends, absorption data, and pricing strategies.

Comfort presenting to senior leadership and external partners.

Entrepreneurial mindset with strong organizational and follow-through skills.
